Proposed St. Luke's building OK'd

The St. Luke's medical building, the plans of which go under 715 Professional Building, got the green light at Tuesday evening's supervisor's meeting. The Lot Line Adjustment Plan and the Land Development Agreement were both approved subject to a number of conditions.

The main issues related to the Lot Line Adjustment Plan center on the recording of the various deeds, agreements and such which will finally clarify the boundaries, easements and proper ownership of the parcels and alleys that make up the land within the development.The Land Development Agreement will need to include a number of items as well. The developer needs to obtain the Pennsylvania Department of Transportationhighway occupancy permits issued to the new property owner. In addition, a security bond in the amount of $504,599.40 needs to be posted for site improvements. The common use and open spaces agreement in the amount of $3,750 and a stormwater maintenance bond of $3,600 need to be paid to the township.The developer will also need to execute a stormwater management agreement. There are also outstanding professional fees due to the township that will have to be paid before the final approvals are granted.The board also agreed to allow the project to move forward by granting approval to allow the developer to submit the preliminary/final land development plan.Other businessThe supervisors also voted to purchase a 2016 F350 bucket truck. The new truck will be purchased from a Costars approved dealer and will cost $65,558.50, which is about $5,000 less than what the township had budgeted for the purchase. The truck will be delivered in 12 to 16 weeks.A resolution was adopted which requires 10 calendar days for the review of any plans to be submitted to the board for approval. The 10 days is to give the township professionals enough time to review the documents before they recommend approval by the board.
