Medical facility/CLIU headed to Parryville

A medical facility, along with an educational agency that serves school districts within Carbon County, is on its way to Parryville.

Parryville Site LLC, Northampton, has purchased the property at 770 State Road, the existing Keystone Harley-Davidson building, from Pequa Properties LLC for $2.2 million.

The property transfer was confirmed by Joe Bennett, managing partner of Bennett Family Properties LLC.

“We closed on it,” Bennett said. “I bought the property, and we are putting a school in there, a Carbon Lehigh Intermediate Unit, and also a medical user.”

He did not give specifics on the medical use.

At last month’s Franklin Township board of supervisors meeting, it was stated that a dialysis center would be housed inside the existing Keystone Harley-Davidson building in Parryville, according to owner/president Bob Eggstein.

Eggstein was accompanied by Bennett, who proposed the medical facility to be located inside one of the showrooms inside the existing building at 770 State Road.

It was stated at that time there were either two or three existing Equivalent Dwelling Units, and it was debated whether the board would allow an additional 15 or 16 more EDUs.

Board Chairman Jason Frey stressed that regardless, there would be no more than 18 EDUs in total. An EDU is a unit of measurement for water service or sewer service.

Bennett expressed his pleasure with how well all the municipalities worked with them to ensure the project could move forward.

“We are very appreciative of how well Parryville and Franklin Township worked with us to obtain 15 additional EDUs (Equivalent Dwelling Units) from Parryville and Franklin Township (in coordination with Weissport, Weissport Authority and Carbon County Municipal Authority), and this is exciting because it’s such a perfect location with great access by having acceleration and deceleration lanes on both ways of traffic on Route 248,” he said. “The signage, visibility, and overall condition of the building is excellent, and we look forward to remodeling so that the fine teachers at Carbon Lehigh Intermediate Unit can enjoy a well designed space.”

Bennett wasn’t done extolling praise.

“Working with Duane Elsasser, a homegrown educator and his team, has been such a pleasurable experience,” he said. “We really look forward to announcing further tenants, and still have 14,000 square feet of the 42,000 available, should anyone wish to contact me.”

Bennett said the CLIU will be located on a little over 18,000 square feet, with the medical center on the other 10,000 square feet.

“It will be a period of time before Keystone Harley-Davidson relocates to a gorgeous new facility being built in the Lehigh Valley behind Gilboy Ford on MacArthur Road,” he said. “Until such time as the owner completes the new building, they will remain at their current location in Parryville.”

The dialysis center would operate as a separate entity from Keystone Harley-Davidson.

Bennett said remodeling will take place in the fall, as the school must be done by Jan. 1, 2021. He said the medical facility will take a little longer because it’s more intricate.

“We love doing business in Carbon and Schuylkill counties, and now are planning to announce something new in Monroe County,” he said, adding he couldn’t yet disclose what it will be in Monroe.

Just last year, a Carbon Lehigh Intermediate Unit building opened along Interchange Road in Franklin Township.
