A proposed Tractor Supply in Lower Towamensing Township has advanced to the next stage.

The township’s board of supervisors on Tuesday unanimously approved both the land development agreement, as well as the operation and maintenance agreement stormwater management for the store planned at 780 Little Gap Road outside of Palmerton.

In past meetings, supervisors approved a waiver request for the land development plan, the subdivision and land development time extension.

Supervisors in December approved Tractor Supply’s municipal land use letter for planned land development for the building, asphalt pavement and a concrete garden center with stormwater controls.

Resident Ed Sikorsky asked the board at that time about the runoff coming from the ridge, presenting photographs to the board. However, township planning commission member Angela Farrell said that Tractor Supply is only responsible for controlling stormwater on its property.

Sikorsky said that water was going to get funneled into a smaller area and then asked the board if his driveway would be flooded.

Township solicitor Jim Nanovic said both Tractor Supply and the township have an engineer to review those matters.

Sikorsky then asked if Tractor Supply can take its runoff around the building.

Farrell assured Sikorsky that no one wants him or anyone to have a problem, let alone on a township roadway.

In April 2025, Sikorsky had expressed concerns about the variance, about the water issue, and added that the water comes straight down the mountain during a heavy rainstorm.

Later that month, the township’s zoning hearing board approved several variances for the Tractor Supply store to move forward.
