Carbon Co. planners review four projects
The Carbon County Planning Commission reviewed four proposed projects during its monthly meeting Tuesday, recommending approval of three of the plans.
County planner Ivan Meixell Jr. recused himself from reviewing two plans in Nesquehoning due to conflicts of interest.
In those plans, county planning director David Bodnar read through the reviews.
The first plan called for a subdivision/lot line revision at 255 Stock St., Nesquehoning.
Hauto Valley Estates Inc. and Frank Ingrassia propose subdividing 1.455 acres from Hauto Valley Estate’s 470 acres owned on the south side of Route 54, as well as 0.208 acres of the Estates’ second 1.347-acre lot. The two new lots would then be combined with Ingrassia’s property on Stock Street to create a new 2.390-acre lot.
Bodnar noted that this is the second time Ingrassia’s plan came before the board. In August, it received conditional plan approval, which means some items needed to be addressed before final plan approval could be granted.
The planning commission then voted Tuesday to recommend plan approval since “no areas of non-compliance” were found in the plans as submitted.
With regards to the second plan that Bodnar reviewed, it was proposed that a lot line combination take place at the northwest corner of the intersection of Catawissa Street (Route 209) and Hunter Street (Route 93) on the east end of Nesquehoning.
KRR Realty LLC proposes two parcels be combined to create a 1.713-acre lot.
Bodnar noted that there were minor areas of non-compliance with Nesquehoning’s ordinances and recommended conditional plan approval.
Comments for both projects will be sent to the Nesquehoning Borough rngineer.
A third plan, also in Nesquehoning, was reviewed by Meixell and received a recommendation of conditional plan approval.
Samuel Oliveria Jr. and Josephine Oliveria proposed a subdivision and lot line combination at 52/58 East Diaz Ave.
Meixell noted that based on the plans, the Oliverias were giving neighbors Anthony and Marion Damiano approximately 1 foot of their parcel to create a 0.133-acre lot; however, the proposed lots do not conform to the minimum lot size requirements for the borough and noted a zoning variance would be required before granting final approval.
One plan did not receive any recommendation at this time, with the county’s comments being sent to Lower Towamensing Township’s supervisors and engineer to be included in further discussions.
The minor subdivision/lot line adjustment proposed by Jeffrey George and Georgianna Messinger is located at 40 Kenneth Lane and 2175 Forest Inn Road.
Meixell said that they plan to take two existing lots, subdivide one and add a portion of that to a transition lot, while then taking that transition lot and adding it to one of the existing lots to create a new 5.4258-acre lot.
There are some areas of non-compliance, Meixell noted, adding that no recommendation could be made at this time until further discussion and issues with the plan are adequately mitigated.
