Schuylkill Mall up for sheriff's sale June 17

The Schuylkill Mall in Frackville is scheduled to be sold for financial default to its lender.

According to a schedule of the Schuylkill County Sheriff's Sale of Real Estate, the mall has been listed for sale based on a judgment of $27,428,876.The sale is scheduled for 10 a.m. June 17 at Courtroom No. 1 in the Schuylkill County Courthouse, Pottsville, identified as civil case J-245-2016.The handbill was posted on April 12 and the sale specifies that all properties are owned by the debtors, until sold.Listed properties aren't open for public viewing, but in the case of the mall, large sections of the building and many stores are still open to the public.The civil case lists two plaintiffs: Walnut Street 2014-1 Issuer LLC and Bancorp Bank, as filed by attorney Dana B. Klinges.The address of the owner, Empire LLC, is listed in care of FAMECO Management, West Ridge Pike, Conshohocken.According to Dun & Bradstreet, the firm lists annual revenues of $950,000.The 800,000-square-foot mall was opened by Crown American, Johnstown developer, on Oct. 9, 1980, with anchors Sears, Hess's and Kmart, and grew to 115 stores. It included a Rea & Derick drugstore, a Weis Market grocery store and two McDonald's restaurants, one inside and one outside at the parking lot.Empire Schuylkill purchased the parcels on March 2, 2007, from PR Schuylkill LTD for $17.6 million.Two years later, Empire successfully sought to reduce the mall's fair market value from $18 million. An agreement reached with the Schuylkill County Board of Assessment Appeals lowered it in steps.The fair market value for 2010 was to $16.5 million; then $13.5 million for 2011, and $12 million for 2012.Empire agreed as part of the deal to not seek further reductions for two years. It again appealed its tax assessment in 2014; the outcome of that challenge was not readily available.Through the years, some stores closed and others opened. However, the mall lost its main anchors over the past 25 years, and businesses closing at a steady rate reduced the flow of patrons to the mountaintop facility located just off Interstate 81.Hess's closed in 1995. Chick-fil-A closed in 2009. In 2011, Kay Jewelers and Liberty Travel moved out. The Gap closed in 2012. Then Auntie Anne left with her soft pretzel business in 2013.In 2014, the bankruptcy of Arby's, and closings of GameShop, Hallmark Gold Crown and Schuylkill Valley Sports impacted the mall.In 2015, the mall lost Kmart and Sears, along with Sears Auto Center.The mall includes five separate parcels. Courthouse records identify mall-related land in Blythe, New Castle, Ryan and West Mahanoy townships.Two of the parcels totaling more than 26 acres are listed in the Schuylkill Parcel Locator as West of North Skyline, Tamaqua, and East of Mall, Tamaqua. Both of those parcels are further identified as falling within Ryan Township and Mahanoy Area School District.Efforts to reach Empire Schuylkill President Michael Pearlstein were unsuccessful.Chris Parker contributed to this report.
