Business plans move forward

Two Lehighton area businesses received recommendations on their proposed development plans.

During the monthly meeting of the Carbon County Planning Commission, plans from Lehighton KIA and Majestic Fire Apparel both went before the board.Lehighton KIA's plans call for developing a 4.21-acre plot of land, located at the intersection of Ashtown Drive and Blakeslee Boulevard Drive East, right next to Lowe's in Mahoning Township. It also includes constructing an 18,625-square-foot dealership and service center building, paved parking areas, driveways and unloading areas.Lehighton KIA is currently located at 21 Blakeslee Blvd. in Lehighton.Ivan O. Meixell Jr., county planner, said during his review of the plan there are some areas of noncompliance with Mahoning Township's Land Development Ordinances, including not showing easements for water and sewer lines and drainage for a stream channel; not showing required elements on the plans; and not having permit numbers and approval letters submitted with the plans.The board then voted to recommend conditional plan rejection until the problems are addressed and mitigated.The plans for the Majestic Fire Apparel Inc. project call for developing 0.757 acres at 255 Wagner St. in Franklin Township.Meixell said the company wants to construct a 6,912-square-foot office/ warehouse building and paved parking and unloading areas.He said he could not find any areas of noncompliance with the Franklin Township Land Development Ordinances, and noted the company already secured zoning variances from Franklin Township.The board then recommended plan approval for the project.The Carbon County Planning Commission reviews subdivision, development and lot line revision plans that are proposed throughout the county and then sends its recommendations of the commission's findings to the municipality where the project is slated. This recommendation is then taken into consideration when reviewing and ruling on projects on the municipal level.In other matters, four additional projects were reviewed.• PA Solar Park II received conditional plan rejection for its proposed phase II of its solar park in Nesquehoning. Meixell said there were still areas of noncompliance with Nesquehoning's Land Development Ordinance. Earlier this month, Nesquehoning Planning Commission and Zoning Hearing Board approved the plans with stipulations and requirements that must be met by the company. The project must go before the borough's council, as well as meet all other requirements before it could proceed with the 10-megawatt solar park.• Richard M. Kelowitz received conditional plan approval for a proposed subdivision at A-9 Broadview Drive, Leisureland West, Jim Thorpe. The plans call for subdividing a 5.347-acre lot into three lots.• Ralph and Anne Clark received conditional plan rejection for a proposed subdivision at 106 Stony Creek Road in Penn Forest Township. The plans call for subdividing 16.206 acres into three lots.• Robert Zellner, president of ABZ Enterprises received conditional plan rejection for a proposed subdivision at 208-210 N. Third St., Lehighton. The plan called for subdividing a 0.143-acre lot into two lots.
