Lower Tow. store gets conditional approval
Lower Towamensing Township on Tuesday approved a waiver request for Tractor Supply, granting conditional preliminary plan approval for the land development plan, and plan approval for the subdivision plan, with the acceptance of the deed of dedication easements.
The Tractor Supply is proposed to be built at 780 Little Gap Road outside Palmerton.
In February, supervisors on a 2-0 vote granted conditional plan approval for the Tractor Supply subdivision and approved a land development time extension.
Supervisors in December approved Tractor Supply’s municipal land use letter for planned land development for the building, asphalt pavements and a concrete garden center with stormwater controls.
Resident Ed Sikorsky asked the board at that time about the runoff coming from the ridge, presenting photographs to the board. However, township planning commission member Angela Farrell said that Tractor Supply is only responsible for controlling stormwater on its property.
Sikorsky said that water is now going to get funneled into a smaller area and then asked the board if his driveway would get flooded.
Township solicitor Jim Nanovic explained to Sikorsky that Tractor Supply has an engineer, and the township has an engineer to review those things.
Sikorsky then asked if Tractor Supply can take its runoff around the building.
Nanovic reiterated that the township relies on its engineer.
Farrell assured Sikorsky that no one wants him or anyone to have a problem, let alone on a township roadway.
In April 2025, Sikorsky expressed concerns about the variance, about the water issue, and added that the water comes straight down the mountain in a heavy rainstorm.
Later that month, the township’s zoning hearing board approved several variances for the Tractor Supply store to move forward.
