Municipal liens filed

The Borough of Lansford has filed four municipal liens against property owners who have not paid their trash fees. The defendants are as follows:

Joseph Schminkey, 1 E. Oak St., $1,101.47 for the period of the fourth quarter of 2018 through the second quarter of 2022; Kimberly Anne Rossi, 253 E. Abbott St., $1,692.61 for the period of 2015-2020; Ashley B. Hix, 256 E. Kline Ave., $698.21 for the period of 2018-2020; and Donald John Whildin, 415 E. Abbott St., $1,004.75 for 2016 and the period of 2018-2020.

Edward R. McDonald 270 Highland Lane, Kunkletown, had placed on record a judgment in his favor against Steven Michael Margeson, Easton.

The judgment in the amount of $5,947.31 was ordered by Magisterial District Judge William J. Kissner of Palmerton on Oct. 31, 2022.

Appeals license suspension

Kaileigh Marie Barnes, 626 Packer St., Weatherly, has appealed the suspension of her driver’s license by the Commonwealth of Pennsylvania, Department of Transportation.

The license was suspended effective Dec. 23, 2022.

Quiet title action

David Keller, 183 Jean Drive, Brodheadsville, has filed a quiet title action against Vicki Stack, Springfield, Virginia, James Bruce, Alexandra, Virginia, and Jon Kunkle, Plymouth, Massachusetts, asking the court to enter an order stating the plaintiff is the legal owner of premises at 1437 Grist Mill Road, Packer Township, Weatherly.

The complaint states Keller purchased the property owned by the late Edward J. and Linda L. Kunkle at a Carbon County Tax Claim Bureau on Sept. 26, 2022.

The defendants are heirs of Linda Kunkle, who succeeded her late husband as the property owner following is passing.

Complaints in ejectment

David Keller, 183 Jean Drive, Brodheadsville, has filed two complaints in ejectment against people occupying properties that he purchased at tax sales.

The defendants are Richard Frank, 2605 Cherry Hill Road, Palmerton, and Gen Larson, 20 Cornell Ave., Palmerton.

Keller states he purchased the Cherry Hill Road property at a Carbon County Tax Claim Bureau sale on Dec. 9, 2022, and the defendant has continued to reside there without payment of rental fees the purchaser requested. Keller is asking the court to enjoin Frank from use of the property and to award damages that include a $900 per month rental assessment.

The plaintiff also states he purchased the Cornell Avenue property at the same tax sale; has sought rental fees from Larson; and the defendant has failed to make payment or relinquish the premises. He is seeking a similar order from the court.

Breach of contract

Commonwealth Federal Credit Union, Allentown, has filed a complaint against Michael David Hardimon, Philadelphia, alleging breach of contract of a Retail Installment Sale Contract.

The plaintiff states Hardimon signed the contract between the credit union and R & D Powersports on March 13, 2021, wherein the borrower financed the defendant’s purchase of a 2021 Honda motorcycle.

Contending the defendant is in default of the contract, the plaintiff is asking the court to enter an order of judgment against Hardimon in the amount of $6,841.93, plus costs, interest, attorney’s fees and the cost of the suit.

Transcript of judgment

LVNV Funding LLC, Parsippany, New Jersey, has placed on record a judgment in its favor against Jason Eidem, 400 Canal St., Lehighton.

The judgment in the amount of $2,781.73 was ordered on Oct. 11, 2022, by Magisterial District Judge William J. Kissner of Palmerton.

Confession of judgment

Community Bank, N.A., Scranton, has filed a confession of judgment against K.S.H. Holding Inc., 874 Route 903, Jim Thorpe, in the amount of $324,874.37.

The action states the plaintiff made a loan to Trattoria 903, Inc., on Nov. 23, 2018, in the amount of $350,000, but since that time, Hassan Chafiq, a guarantor on the loan documents, is facing multiple felony charges, thereby deeming the bank insecure.

The judgment request seeks a principal of $293,100, interest of $1,905.15, late charges of $335 and attorney fees totaling $29,534.03.

Seeks sewer funds

The Weissport Municipal Authority, Weissport, has filed a municipal lien against Hugh A. and Mariette E. Lawrence, East Texas, over a property at 222 White St., Weissport.

The authority is seeking $25,911.25 in unpaid sewer bills, costs and attorney’s fees.

Sues over stove fire

Alicia Snyder, West Deptford, New Jersey, filed a civil action against Anna Kroupnik, a/k/a Anna Kroupnik, Rockville, Maryland, following a fire at a rented property at 4 Bruin Court, Lake Harmony.

The plaintiff contends on Jan. 9, 2021, while renting the property owned by Pavel and Elena Kroupnik and managed by the defendant, she suffered injuries from a fire that started due to the stove/cooktop in the property not being properly cleaned. She alleges a buildup of food, grease and dirt on the stove top burners created a dangerous condition.

Snyder states she sustained significant, permanent and/or debilitating injuries and burns to her body and alleges negligence/premises liability on the part of the defendant.

The plaintiff is seeking damages in excess of $50,000, plus interest and costs.

Mortgage foreclosure

Unsal Tirban, Delray Beach, Florida, has filed a mortgage foreclosure complaint against Said Alimdhanovich Seyfatov, Trevose, over a property at 791 Route 940, White Haven.

Sought is judgment in the amount of $83,875, plus late fees and attorney’s costs.

Credit default suits

Portfolio Recovery Associates, LLC, Norfolk, Virginia, has filed a credit default action against Deborah Wheelis, 2 E. Fell St., Summit Hill. Judgment in the amount of $547.19, plus costs, is sought.

JPMorgan Chase Bank, N.A., Fort Washington, has filed a credit default action against John P. Russell, 56 Bobal Lane, Weatherly. Judgment in the amount of $9,246.56, plus costs, is sought.

Citibank, N.A., Sioux Falls, South Dakota, has filed a credit default action against Michael T. Best, 504 Washington St., White Haven. Judgment in the amount of $1,680.12, plus costs, is sought.

Citibank also filed a similar action against Daniel J. Tanner, 68 Beaver St., Beaver Meadows. Judgment in the amount of $6,614.57, plus costs, is sought.

JPMorgan Chase Bank, N.A., Fort Washington, has filed a credit account default action against Fermin Perez, 262 Columbia Ave., Palmerton. Judgment in the amount of $4,734.54, plus costs, is sought.
