Carbon reviews Kidder Township development plans

A Kidder Township developer is hoping to construct a boat storage facility, while another is hoping to change a development plan to include more housing.

Last week, Carbon County Planning Commission recommended conditional plan approval for a proposed 12,000-square-foot boat storage building with an attached 3,600-square-foot covered shelter on Round Pound Road in Kidder Township. The developer is Blue Ridge Real Estate Company.

Ivan O. Meixell Jr., county planner, outlined his findings, noting that the plan has some areas of non-conformity. The surveyor certification is not completed, existing resource and site analysis plan and preliminary resource impact/conservation analysis are not submitted and construction guarantees weren’t submitted for review by the Kidder Township engineer.

The commission’s recommendation and plan findings will now go to Kidder Township for inclusion in the township’s review.

Another Kidder Township development, Golden Oaks Village Inc. is looking to rephase its previously approved plan along Route 940.

The rephasing includes revising several stages, including various lots that were approved duplex units to single family dwelling units, previously approved townhouse units to duplex units and changing commercial space to duplex units.

Meixell said in his review that the rephasing plan “as submitted proposes creating 72 new lots therefore a revised plan meeting for major subdivision requirements ... will be required.”

Golden Oaks Village was originally approved and recorded on Feb. 7, 2000, but several proposed roads have not yet been completed.

The planning commission then took no action on the plan, saying that “the plan has several areas of non-compliance with requirements of the Kidder Township Land Development Ordinances that precludes any recommendation for approval of this rephasing land plan at this time ... In addition, land development permits that were approved for the original Golden Oaks Village Inc. have expired due to time limitations and will be required to be obtained for the project to move forward.”

The commission’s comments will now go to Kidder Township for further review.
