Cost of tax sale purchases to increase
Buyers purchasing homes through tax sales in Carbon County will pay a little more as a result in changes to the Pennsylvania Real Estate Tax Sale Law.
On Thursday, the commissioners acted on three items regarding posting a delinquent tax home for sale through the county tax claim bureau.They approved a resolution that amended the tax claim bureau's schedule of costs to reflect an increase in the charge for the physical posting of notices of returns and claim and sale notices from $35 to $45 per posting.They also signed an agreement with Palmetto Posting Inc. of South Carolina regarding the posting of delinquent tax notices at $25 per posting; and approved a request for permission and payment of a one-time set up fee and programming to the tax claim bureau's software by Infocon Corporation to allow the bureau to export all necessary parcels and information to Palmetto. The estimated programming charge is for four hours at $125 per hour.Daniel Miscavige, county solicitor, said these actions are a direct result of the new requirements under the state real estate tax sale law."Because of the new standards, it will result in an increase in costs to the county," he said, adding that Carbon County is engaging in the services of Palmetto Posting to ensure that the notices are in compliance with the new standards.Before the changes in the law, Carbon County contracted with six county individuals to do the postings after business hours. That process took over a month to complete.Once the new regulations came down, the county raised some concerns.Commissioners' Chairman Wayne Nothstein said they contacted the people about those concerns.Some responded, saying they were also concerned about the liability based on the new standards.The new fees will be added onto the bill of costs and back taxes that are against the house and will be the responsibility of the person who buys the property.
