More info needed on Lehighton medical office

Plans for a proposed medical office building in Lehighton need a lot of work before the project can move forward.

On Tuesday, the Carbon County Planning Commission voted to recommend conditional plan rejection for Blakeslee Commons LLC's proposed 21,029-square-foot building on ground at the intersection of Bridge and Ninth streets until all problems are resolved.Ivan O. Meixell Jr., county planner, added that the developer has not yet acquired the plan for the proposed development and also recommended that the commission vote to recommend plan rejection if the developer cannot acquire the property needed for the plans. That motion also passed.Meixell said prior to the two votes that there are a number of issues with the plan, in addition to acquiring the property from Lehighton borough, that need to be addressed before approval can be given.He pointed out that Lehighton Borough Council has taken no action regarding the request for acquisition of the property in question to date.Other issues include out that total acreage of the property is incorrect and needs to be corrected; a soil erosion and sedimentation control plan, storm water control plan and NPDES permit must be completed and approved by the county conservation district and the Pennsylvania Department of Environmental Protection; the floodplain and floodway delineation is incorrect; the preliminary plans and required easement and modules need to be reviewed and approved by the Lehighton Water Authority, Lehighton Sewer Authority and the Lehighton Power and Light Department; a highway occupancy permit must be acquired; a clear sight triangle must be shown; and a development agreement between the borough and developer must be completed.In other matters, the planning commission also reviewed two additional plans the revisions for the proposed Flagstaff Hotel that was reviewed last month; and a lot line revision in Penn Forest Township.Meixell outlined the Flagstaff Hotel responses to last month's reviews and added additional comments that must be addressed before approval can be given.The plans call for constructing a 23,960-square-foot, three-story hotel on top of Flagstaff Mountain in Jim Thorpe.The planning commission recommended conditional plan rejection until the corrections are made.In the lot line revision, William N. and Judith Madea asked to combine two lots at 23 Tree Loft Circle, Deerview Section II, Penn Forest Township, into one 2-acre lot. They received conditional plan approval because the plans had some areas of non-compliance with the township's land development ordinance.
