Real estate firm mum on plans for Schuylkill Mall
The Schuylkill Mall has been sold out of bankruptcy to a large real estate firm from Missouri.
An auction to sell the property took place on Tuesday, with NorthPoint Development LLC placing the winning bid of $2.1 million.That is $15 million less than the last time the mall sold, in 2007.In the ensuing years, it has lost many tenants, including two of its flagship stores and the area’s only Chick-fil-A.The mall’s owner entered bankruptcy last year to avoid a sheriff sale on the property, after the bank holding a $27 million mortgage property tried to foreclose on it.The new owner’s plans for the mall are not clear at this point. A NorthPoint spokesman said that they would have no comment on the sale.According to its website, NorthPoint specializes in industrial facilities, apartments, senior housing, and self-storage.NorthPoint owns properties all over the country. In Schuylkill County, they own two warehouses in the Highridge Business Park.The proceeds of the sale will be distributed to the creditors who were owed money by the mall’s previous owner, Empire Schuylkill LP.Last year, the mall’s owner, Empire Schuylkill LP, entered Chapter 7 bankruptcy. At the time, the company holding Empire’s $27 million mortgage on the property was trying to have the mall sold at a sheriff’s sale.Lehighton attorney William G. Schwab was appointed as bankruptcy trustee to oversee the liquidation of the mall.The proceeds of the sale will be distributed to creditors who are owed money by the mall’s former owner, Empire Schuylkill LP, who filed for bankruptcy last October.Of the approximately $30.4 million in liabilities owed by Empire Schuylkill before the bankruptcy, $27.4 million is owed to the company holding the mortgage, Walnut St. 2014-1 Issue, LLC.NorthPoint has until Feb. 28 to close on the property.The 800,000-square-foot mall opened on Oct. 9, 1980. The anchor stores were Sears, Hess’s and Kmart. In its heyday, the mall had 115 stores, including a Weis Markets grocery store.Empire Schuylkill LP purchased the mall for $17.6 million in 2007.
