Split rock homeowners want road repairs Resort undergoing renovations

Split Rock homeowners, known as “cottage owners,” have been banding together to get repairs made on roads in the community.

Owner Neil Weiner spearheaded the project by creating and sending letters to all property owners about a meeting to discuss the roads issue.

Over 100 people showed up for the first meeting of property owners. There are approximately 575 properties, some vacant and some owners with more than one property.

Weiner explained that the roads were maintained very well until the owner of Split Rock went bankrupt.

When “Stabilis” took over from 2015-2016 owners paid a yearly fee toward road maintenance. Reportedly that money was not used for roads and is now gone.

Property owners currently pay a yearly fee of $522 for roads.

In addition to many potholes that could cause damage to vehicles or a personal injury with a kid driving a golf cart and hitting a ditch the roads have not been plowed.

According to Weiner, after trying to have a relationship with the new management company, Bel Aire, to no avail, the Split Rock Road page was created, Splitrockroads.com.

“It’s not an official group.” Weiner explained. The page is a “voluntary community project … where we document road conditions and verify available records.”

According to the page, “The goal is to identify what paperwork is missing and work towards a written funded maintenance plan residents can check.”

Potholes in the community are identified by number on a map. There are also road surveys and suggestions of how to help.

“Next steps” on the page suggest what residents can specifically do to help resolve road issues. This includes filing an individual consumer complaint to the PA Attorney General and documenting road conditions, uploading photos and or financial records. The goal is to confirm facts through resident input and formal documents.

Weiner noted that there may be issues of some deteriorating buildings which need some TLC and could affect home prices. “We felt we had to start with one issue, which is roads.“

The plan is to eventually form committees to follow up with measures to get the roads repaired. “We made great progress at the meeting.” noted Weiner. Contact Weiner at SRPOWC@gmail.com or go to Lake Harmony or Split Rock Facebook pages for further information or input.

The parent company announced in September that Split Rock Hotel was closing for a significant renovation and modernization program.

As part of this investment, the Town Center area, including its guest rooms and the water park, is temporarily closed as it undergoes an extensive renovation and modernization of its mechanical, electrical, and plumbing infrastructure, the company said in a news release.

During the renovation period, reservations are being accommodated at the Willowbrook timeshare property.

Amenities that are still open include the indoor pool, fitness center, sports complex, outdoor sports complex, arcade and bowling.
