Mountain Valley sells for $15M Development plans for golf course not disclosed

A popular Schuylkill County golf course and event venue has been sold for about $15 million to a New York City firm known for building warehouses.

Mountain Valley Golf Course, 1021 Brockton Mountain Drive, Barnesville, Ryan Township, was sold to PNK P8 LLC on March 16.

In a March 25 press release, Mountain Valley said it would remain open through October.

The sale, by owners Mountain Valley Corp., Barnesville, and Yudicot Ltd., St. Clair, was filed with the county Recorder of Deeds office on March 27, according to the deed.

Yudicot and Mountain Valley president Steve Cotler signed off on the sale.

According to the 17-page deed, a title survey plan was prepared on Jan. 9 by Marathon Engineering and Environmental Services of Swedesboro, New Jersey, and revised on Jan. 27, 2026.

PNK P8’s website describes it as being involved in “industrial construction.”

It provides financing for project development, acquires land and organizes construction, designs in-house projects and develops conceptual solutions, produces large scale blocks at its own plants and constructs multifunctional industrial buildings.

The firm has projects in several states, including Pennsylvania.

In fact, it is building a 1,240,720-square-foot structure on Logistics Drive in Barnesville. The project is called Mountain Valley PNK, according to the firm’s website.

PennLive.com, a regional area news company, reported on March 31 that PNK P8 asked Gregg Township, Union County, supervisors to allow data centers as a permitted use in districts zoned for commercial and industrial development. Supervisors have yet to decide the request, according to PennLive.

The Mountain Valley sale has triggered sadness and anger for many. Some worry the 12-parcel, 108-acre expanse, which straddles Ryan and Mahanoy townships, would house a data center.

So far, nothing has appeared on the county planning commission agendas that would indicate PNK P8’s intentions are for the property.

The matter surfaced at a public Schuylkill County commissioners meeting Wednesday after a resident expressed concern that a data center might be built at the Mountain Valley site or on the Gordon Mountain, Butler Township.

Another is proposed by Northpoint Development in Tresckow/Kline Township, near the Humboldt Industrial Park.

Commissioners Chairman Larry L. Padora said the centers, “if done right,” could generate millions in tax revenue.

Three centers, he said, could generate $8 million to $10 million for the county alone.

However, he cautioned, the centers would have to be located where they would not negatively impact residents, and generate their own power and perhaps recirculate mine pool water instead of drawing groundwater.

“In the right locations, I don’t think they’re a bad thing,” he said.
