Tractor Supply gets conditional approval

A Tractor Supply proposed for Lower Towamensing Township has cleared the next hurdle in its process.

The township’s board of supervisors on a 2-0 vote Tuesday granted conditional plan approval for the Tractor Supply subdivision.

Additionally, the board approved the MSP Palmerton, LLC Tractor Supply land development time extension until March 27.

Supervisor Jay Mullikin was absent.

A Tractor Supply is proposed to be built at 780 Little Gap Road outside of Palmerton.

In December, supervisors on a 2-0 vote approved Tractor Supply’s municipal land use letter for planned land development for the building, asphalt pavement and a concrete garden center, with stormwater controls.

Resident Ed Sikorsky asked the board at that time about the runoff coming off the ridge, which he took pictures of and had on hand at that meeting.

However, township planning commission member Angela Farrell said Tractor Supply is only responsible for controlling stormwater on its property.

Sikorsky said that water is now going to get funneled into a smaller area.

Sikorsky then asked the board if his driveway would get flooded.

Township solicitor Jim Nanovic explained to Sikorsky that Tractor Supply has an engineer, and the township has an engineer to review these things.

Sikorsky then asked if Tractor Supply can take the runoff around the building.

Nanovic reiterated that the township relies on its engineer.

Farrell assured Sikorsky that no one wants him or anyone to have a problem, let alone on a township roadway.

At April’s board of supervisors meeting, Sikorsky expressed concerns about the variance about the water issue, and added that the water comes straight down the mountain in a heavy rainstorm.

Later that month, the township’s zoning hearing board approved several variances for the Tractor Supply store to move forward.
