Recorder of Deeds releases statistical report for 2025
More than 9,300 documents were filed in the Carbon County Recorder of Deeds office in 2025, according to an annual statistical report released by Donna L. Gentile, the current officeholder.
As a result of the department’s activities last year, the recorder collected and remitted $10,813,726.22 in revenues, which were disbursed as follows: Carbon County, $674,841.01; and municipalities and school districts in the county, $4,897,979.34.
Breakdown of filings
A breakdown of the filings included: 437 assignments of mortgage, 1 action to quiet title, 12 agreements of sale, 172 assignment of rents and leases, 8 assumption agreements, 2,849 deeds, 3 declaration of acquisitions, 111 deed- time shares, 118 easements, 1 elected official bond security, 88 financing statements - UCC-I, 50 financing statements - UCC-3, 6 lease agreements, 2,524 mortgages, 1 mortgage amendments, 2 highway maps, 62 subdivision maps, 5 survey maps, 38 miscellaneous, 2 miscellaneous - no parcel, 104 modification agreements, 76 notary commissions, 2 notice of assessments, 23 orders of court, 191 powers of attorney, 38 preferential assessment applications, 1 preferential assessment breaches, 76 releases of mortgage, 2,216 satisfactions of mortgage, 1 soldiers discharge, 3 subordinations of mortgage, and 138 terminations of rents and leases.
The office received and filed a total of 9,359 documents.
County revenue
Gentile said the office collected $381,756 in recording fees, which was turned over on a monthly basis to the Carbon County General Fund. Other revenue derived from the office last year included: commission on local realty taxes, $97,959.66; commission on state realty taxes, $48,926.28; Affordable Housing administrative fee, $23,642.55; data processing fees, $6,423.01; and commission earned on state writs and UCC statements, $162.25. The total revenue from recordings and commissions listed above was $552,446.74.
Gentile said some filings throughout the year also resulted in special funds amounting to $263,019.45, including $133,974.45 that was generated to assist the county in its Affordable Housing (rehabilitation) program; $82,260 for the County Demolition Fund; $18,714 in the County Records Improvement Fund; and $28,071 that was added to the Recorder of Deeds Improvement Fund.
In addition, the county received $37,341.58 in additional revenue from other services provided by the recorder’s office, including $4,670.50, copies; $181.50, certifications of copies; $1,205, rejection fees; $30,918.57, remote access fees; and $366.01, miscellaneous recording fees.
In all, Gentile was able to turn over to the county $852,807.77.
Transfer taxes
Meanwhile, as part of the real estate recording process, the office also collected $4,897,979.34 in transfer taxes for area school districts and municipalities, distributing it as follows:

State proceeds
Gentile remitted $5,240,905.87 to the Commonwealth of Pennsylvania, consisting of $4,892,623.37 in realty transfer taxes, $342,875 in JCS/Access to Justice Funds, $4,647.50 in writ taxes and $760 in Notary writ taxes.
