Schuylkill settles tax assessment case

Schuylkill County and the owners of an Orwigsburg nursing home have agreed on tax assessment reduction.

The agreement settles an appeal by 1000 Seton Drive LLC, Lakewood, New Jersey, which, along with 1136 Realty LLC owns Seton Manor Nursing & Rehabilitation Center.

Blue Mountain School District and Orwigsburg Borough also agreed to the settlement.

The county court settlement came after “extensive negotiations,” said county First Assistant County Solicitor/Risk Manager Glenn T. Roth Jr.

The settlement was based on the taxing districts’ review of comparable sales and expert appraisal opinion.

The fair market value then was $5,836,300, and the assessed (taxable) value was $2,918,150.

Now, with the commissioners’ approval, the fair market value will be $8,095,405 and the assessed value $2,598,625.

Commissioners Gary J. Hess and George Halcovage Jr. voted to approve the settlement; Commissioners’ Chairman Barron L. Hetherington remains out as he recovers from a fall at his farm on July 5.

Vita Health Group and 1000 Seton Drive LLC on June 25, 2019 sold the property to 1000 Seton Drive LLC and 1136 Realty LLC for $6,925,000.

In other matters at the commissioners’ workshop meeting Wednesday, they approved:

• A revision to the settlement of the public utility right of way agreement with UGI utilities Inc. to increase the temporary construction easement on county-owned land off Gordon Mountain Road in Butler Township.

The easements are to construct, operate, maintain, repair, extend, replace, remove, and from time to time, reconstruct and renew a gas pipeline or lines.

The easement is a 30-foot strip of land.

The revision increases the easement from 2.84 acres to 4.02 acres, which will increase the compensation to the county from $83,460.96 to $91,171.08.

• Hired Just Right Cleaning Inc., Cressona, to clean the district court offices with Anthony J. Kilker, Shenandoah, and Edward J. Tarantelli, Frackville.

The company will be paid a flat rate of $75 per month. The contract runs from July 15 to July 14, 2023.
