A 180-foot cell tower could soon be erected in Lower Towamensing Township.
That's contingent on whether T-Mobile Northeast LLC receives permission when it goes before the township's zoning hearing board at 7 p.m. Tuesday.T-Mobile wants to build a tower on property at 2970 Hahns Dairy Road in a rural conservation zoning district.Variances are requested from several sections of the zoning ordinance relating to landscaping, tower painting and yard setbacks, which also requires action from the zoners.Township zoning officer Duane Dellecker said the ordinance requires an evergreen planting of at least six feet surrounding the site.Another section of the township's zoning ordinance outlines color requirements for communication towers to minimize their visual impact, Dellecker said. The zoning ordinance requires a minimum front, rear and side yard setback of 110 percent of the highest building, structure, or tower on the lot, Dellecker said. The plan calls for a tower height of 180 feet, with an eastern lot setback of 100 feet. This section of the zoning ordinance would require a minimum setback of 198 feet, Dellecker said.He added that the plan, as submitted, requests a variance from this section of the regulations."Should the plan receive approval from the zoners, Dellecker said land development plans will need to be submitted and approved before the issuance of any building permits.
