Carbon County Planning Commission
The Carbon County Planning Commission made several recommendations during its monthly meeting on Tuesday.
The commission’s recommendations are then sent to the corresponding municipality, which then has the final say on each project.
Plans that were reviews include:
• Maison Lodge LLC, owners of Camptel - Poconos, received conditional plan approval for a proposed lot improvement subdivision at 2624 State Route 534, Kidder Township. The plans call for combining 12.1387 acres on three lots into one lot. It was noted that on two tax parcels of the plan there is an existing campground/RV park and restaurant. Parcel 3 is vacant land.
• John P. and Janet M. Degenhart received plan approval for a proposed minor subdivision/lot consolidation at 1314 Roundhead Drive, Packer Township. This is part of a revocable trust. The plans call for two phases. Phase 1 includes consolidating 133.937 acres into one lot; while phase 2 takes 28.141 acres of that new lot to create a second lot. It then leaves 104.796 acres in the newly combined lot from phase 1.
• Leslie M. Mackey received plan approval for a proposed lot improvement at 52 Placid Lane, Holiday Pocono, Section C, Kidder Township. The plans call for creating one tax parcel out of two lots.
• Mark F. and Marie C. Sheedy received conditional plan approval for a proposed lot consolidation at 15 Jeffers Way, Towamensing Trails, Penn Forest Township. The plans call for creating a new tax parcel lot from two existing lots.
• Lands of the Jane Neeb Irrevocable Trust received conditional plan approval for a proposed subdivision at 900/921 Bee Hollow Road, Penn Forest Township. The plans call for subdividing 19.583 acres into a 16.903-acre lot and a 2.8-acre lot.
• Jordan Godshall and Elizabeth Ofchus received conditional plan approval for a proposed lot combination at 25 Stable Road, Towamensing Township. The plans call for combining two lots to create a new 1.3551-acre lot.
No recommendation
In addition to recommendations, one plan precluded any recommendation that the commission could make.
• MADD Future LLC and HEH Future LLC, owners; and EPIC Construction Services LLC are proposing demolishing an existing home and three other additional buildings on a 199.6-acre property at 207 Sawmill Road, Lehigh Township; and then constructing an estate house and in-law house. It was noted that the property has an existing private air strip; two ponds and a stream near the land development area.
One issue that the commission pointed out was that the tract in question is currently enrolled in the Clean and Green program, meaning that any change of use for the property or altering the land triggers the rollback taxes to be required to be paid.
The planning commission’s review comments will be sent to Lehigh Township, as well as the applicant and engineer for further discussion.
