Wawa discussed for plot near Carbon Plaza
A Wawa is a possibility for the Unistar Investments LLC property, located at the southeast corner of the intersection of Route 443 and Mall Lane, across from the Arby’s/Taco Bell.
Michael Muffley, of Hanover Engineering, told Mahoning Township supervisors last week that the main driveway would be located off Mall Lane, but added it’s all dependent on discussions and review by Pennsylvania Department of Transportation and the township.
Muffley said that the developer has a number of prospective options, and that a Wawa is one of them, though there is no official agreement or contract at this time for any particular business or tenant.
He said several holdups include improvements required for access to Route 443 are a major unknown, and added the project will also require land development approval from the township, as well as other local and state level permits.
Muffley said that whether a Wawa will be built at this location is dependent on the discussions with PennDOT and the feasibility to provide adequate improvements that all parties can agree upon.
Burt Schaerer, BTS Commercial Real Estate, has been the owner/developer for a few years. Schaerer completed the subdivision that was previously approved in 2024.
In May 2024, supervisors approved the BTS commercial subdivision for planning and waiver and nonbuilding declaration on Route 443 and Mall Lane for a possible Mavis Tire. It was for a 2-lot subdivision off Mall Lane/Route 443.
