Heritage Hill owners change

A Heritage Hill Senior Community in Weatherly was one of four senior living communities in New Jersey and Pennsylvania acquired by Logos Living Capital, an investment group, and brought under the Viva Senior Living umbrella.

The assisted living and memory care facility on Sixth Street near the Weatherly Area school complex sold for $10,272,801 in early December.

Lisa Perla, executive director at Heritage Hill, said this week that residents and families can expect no changes to staff, and the management and care team will remain the same.

“Our team is committed to providing the same excellent care that we have always provided,” she said. “Making this a smooth transition has been my priority for our residents, our families and staff.”

Viva Senior Living is committed to providing vibrant living, aging in place, and creating communities residents can truly call their forever home.

Effective Dec. 11, 2025, these communities officially joined the Viva Senior Living family. The growth marks another milestone in Viva’s mission to deliver vibrant daily living and empower employees across its communities, the firm said in a release.

Logos Living Capital, along with affiliates, principals and a consortium of private investors, acquired the four properties and engaged Viva as managers as part of their continued partnership.

“We remain committed to maintaining the strong programs, services, and local relationships that residents and families value along with the high-quality care for which these communities are known for,” said Chris Metternich, chief operating officer for Viva, in a release.

“We look forward to supporting the dedicated teams already in place, partnering with families, and investing in meaningful enhancements that elevate the resident experience across each community,” Metternich said.

The other facilities acquired include Belle Reve Senior Living in Milford, Pike County, and Cardinal Village in Sewell and Viva Senior Living at Cross Keys, Glassboro, both in New Jersey.

“We are excited to continue to partner with Viva with these four communities to expand our portfolio up and down the East Coast,” Vineet Bedi, managing partner and chief investment officer of Logos Living Capital, said.

“Viva continues to highlight that their hyper-regionalized focus provides the best level of care for residents and creates fruitful outcomes for seniors,” Bedi said.
