Ross Township Supervisors Approve Gateway Industrial Plan
A 300,000 square-foot warehouse is coming to Route 115 in Ross and Hamilton townships.
Ross Township supervisors granted preliminary land development approval last week for the Gateway Industrial project, which includes the warehouse and supporting infrastructure at 155 Route 115.
The parcel borders Ross and Hamilton townships.
Engineer Marty Smith, representing the project, said the plan consolidates three existing parcels into one property for long-term development.
“All work is contained within the Ross Township portion of the property,” he said. “We’ve minimized the site’s footprint to reduce disturbance and are including stormwater controls, spray irrigation, and new green space in post-development conditions.”
The facility will include about 150 employee parking spaces, truck loading docks, and a separate access road for tractor-trailers connecting to Route 33. The team is also working to secure NPDES and PennDOT highway occupancy permits and finalize sewer planning modules with Ross and Hamilton Townships.
Vice Chairman David Shay raised questions about the building’s appearance and landscaping, emphasizing that the facility should fit the township’s rural setting.
“I think a color scheme is essential,” Shay said. “We’re in a very rural area, and screening along Route 115 is vitally important. We want to make sure this blends into the environment.”
Smith said no final colors have been chosen yet but noted the team is open to incorporating earth tones and renderings to help visualize the final design.
Shay then made a motion to approve the preliminary land development plan based on the Planning Commission’s Oct. 21 recommendation and engineering conditions. The motion passed unanimously.
