Storage facility granted conditional use by Polk Twp.

Two conditional use requests were approved by the Polk Township supervisors at hearings before their recent meeting.

Blue Sail Investments LLC proposes a boat and RV self-storage facility at the former Cramer’s property on Route 534 and Beltzville Drive.

The 15.54 acres are in an R-3 zone with 17 buildings on the site. The plan is to accommodate boats/RVs and general storage units, using the existing structures.

Blue Sail intends to plant 15-foot arborvitaes as a buffer for residential properties, with a 6-foot-high fence surrounding the property. There would be one gated entrance, and the Route 534 access would be made into an emergency-only entrance.

The plan is to have 35 spaces for boats/RVs and 52 regular storage units.

Polk supervisors voted that Blue Sail met the requirements and conditional use was granted.

Blue Sail must file nonconformist certificates with rental agreements to be reviewed, as well as applying for a Highway Occupancy Permit and obtaining approval for wells and isolation distances.

The other conditional use was granted to Christopher and Karen Miller for an assisted-care dwelling unit for a relative.

Their 1.1 acre property is in an R-1 residential zone. The plan is for Christopher Miller’s 84-year-old mother to move into the new addition so that he can care for her. The 24-foot by 26-foot addition off the garage would include a bedroom, bathroom, kitchenette and small living space. It was determined that the septic system can accommodate an additional bathroom.

Under the ordinance, the Millers must demonstrate that they can convert the addition back to a principle unit once it is no longer used by the occupant. Christopher Miller noted that he would turn the dwelling into a so-called “man cave” at that time.

The structure was approved, subject to the unit being constructed as set forth in the hearing, with a written agreement by the occupant/relative, an annual inspection and permits.

The former Cramer’s hardware property in Polk Township will be used for self-storage as well as RV and boat storage. MARTA GOUGER/TIMES NEWS
