Franklin hears pitch to build town houses

High-end town houses could be built on a portion of a recently sold campground in Franklin Township.

Joe Rentko and Wayne Knirnschild reviewed plans for the project with supervisors on Tuesday for the property at 1500 Rock St., formerly RelaxNation.

The campground was sold for $3.8 million in June to a group of investors. Deepak Bhatnagar of Flemington, New Jersey, and Kuldeep Kumar of New York, purchased the 48-acre RelaxNation.

The owners are looking to remove the campgrounds portion and build 70-plus units on the top portion of the property. There would be trails and recreation included with the project.

“We’re trying to be better neighbors,” Knirnschild said. “I know this would be a lot less noise versus campers up there every weekend.”

Supervisor Jason Frey appeared to be on board with the proposal.

“I like the idea of this,” Frey said.

Rentko noted the plans were “very preliminary.”

Board Chairman Fred Kemmerer said, he too, liked the idea, but was also looking out for the future of the township.

“Ultimately, I would want to see where it’s headed,” Kemmerer said. “It’s your land; as long as what you’re looking to do is acceptable (with the township’s zoning).”

Knirnschild said “I’m thinking it’s going to be better for the whole community.”

After the meeting, Knirnschild stressed the project is only in the early stage.

“This is probably a five-year plan,” Knirnschild said after the meeting. “It’s going to take a year, year-and-a-half, to get all the drawings, approvals, at least two to three years down the road before they break ground.”

Knirnschild said they would looking at making the road more of private entrance to the upper portion of the hill where the town houses would be placed to serve as a buffer between there and the commercial area to make it more high-end.

TJeff Barber of Lehigh Financial Group LLC of Allentown, said the investors plan to make improvements and updates to the year-round vacation and leisure destination that offers both traditional campgrounds and experiential glamping facilities.

Barber, who arranged the financing, noted that a different group of investors had owned RelaxNation.

The group said at that time it has plans to update the property. Bhatnagar said they were adding 10 new cabins, fully renovating a house, and moving a chalet on the property to a better location, and that they also planned to clean up the property, and hire a consultant/management company to run it.

In addition, the group plans to advertise the property more heavily. They expect the renovations and improvements to be complete by the end of the year.

The partners own other properties in Pennsylvania including the Hampton Inn, next door to RelaxNation. That’s how they saw it was for sale and believed it was a good investment, Bhatnagar said.

The other investors are: Dilbag Singh of Pennsylvania and Namrata Sharma of New Jersey.

RelaxNation is a half-mile off the Pennsylvania Turnpike, conveniently located to Jim Thorpe, Beltzville Dam, Blue Mountain Resort and more.

The gated scenic resort offers guests a variety of amenities for all camping abilities including rustic cottages, RV sites, primitive camping and glamping sites. It also has a swimming pool, fishing, and nightly entertainment. Its sky pavilion, located on the summit of the facility, is available for larger events including weddings.

The new luxury cottages will offer guests the best views overlooking the beautiful Pocono Mountains.

Bhatnagar said Barber was very helpful, and enabled the transaction to go smoothly. Shawn Bogutskie from First Commonwealth FCU in Allentown, was the lender and equally helpful, Bhatnagar said. Loren Speziale, Esq., of Gross McGinley LLP in Allentown represented the buyers.
