Chestnuthill OKs development plans

Chestnuthill has a number of ongoing building projects in the township and more on the horizon. On Tuesday evening the supervisors approved or conditionally approved three land development plans.

The 715 Professional Building has been on the back burner for a few months now awaiting the final Highway Occupancy Permit approval from the Pennsylvania Department of Transportation.The 715 Professional Building will be occupied by St. Luke's University Health Network as a medical professional office. The building will be located at the corner of routes 209 and 715 in Brodheadsville.The developers have been waiting the approval from PennDOT since April and have asked the township to consider issuing the building permit so that the construction can begin before the weather makes it impossible to begin the project this year."This is what gives me heartburn," said Vice Chairman Chris Eckert. "Through no fault of yours, and maybe I should shut up, but you submitted this plan in April and PennDOT has just screwed it up."The developer has offered to put up a cash bond to cover the cost of the demolition of the building if the highway occupancy permit is never issued.There were a few minor details and agreements that will need to be finalized, but the supervisors are prepared to grant a conditional approval and a waiver to the land development plan during the Oct. 18 supervisors meeting if the details and agreements are in place.Also on the agenda for Tuesday was the final land development plan for Mastermind SR 115. The final plan has been revised from retail space and a restaurant to two professional office buildings. The buildings will be 10,000 square feet and 20,000 square feet, and the property will have a wastewater treatment plant on site.The Mastermind site is a lot adjacent to the Dollar General on Route 115 in Effort, and is directly across from Heller Gas.Mastermind's developer requested a waiver to ordinance which calls for a preliminary and a final plan. The waiver was granted so that the developer will only submit the final plan.The supervisors conditionally granted approval to the land development plan providing that a few details be added to the plan.The supervisors also approved the final land development plan for Heller Gas. The approval was conditional pending compliance with minor paperwork issues.At the same meeting the supervisors accepted a number of bids for snowplowing contracting as needed. The township has more than 150 miles of roads to treat and plow during the winter months.The township will also be hiring a few part-time drivers to help with the snowplowing.The supervisors also passed a resolution in recognition of Fire Prevention Week, scheduled for the week of Oct. 9.Smoke detectors are responsible for saving lives in 50 percent of all house fires. It also states that smoke detectors have a life expectancy of 10 years and encouraged people to check the manufacture date on the back of their smoke detectors and to replace all smoke detectors 10 years or older.
