Two subdivision plans for Blythe Township reviewed
Two subdivision land improvement plans submitted to the Blythe Township Planning Commission were reviewed by the Schuylkill County Planning Commission at its monthly meeting held Wednesday evening at the courthouse in Pottsville.
After making recommendations to have the plans comply with the county land use ordinance the plans will be returned for further action by the local planning board.
The minor subdivision plan of Jonathan M. Bowers and Jason M. Bowers, which seeks a lot containing 0.373 of an acre to be conveyed to Jason M. Bowers, and second lot containing 0.388 of an acre to be retained by both Bowers, was reviewed.
The lots are located at 1185 Winfield Drive in Blythe Township and the area is zoned Residential District. Comments by the county staff was that the Uniform Parcel Identification (UPI) number for this tract must be certified on the plan by the county Assessment Bureau prior to recording in the Recorder of Deeds office.
The final subdivision and annexation plan of Maureen Conrad, Sharon Yeasted, Christine Cannuscio, and Anne Rompalo, which seeks a tract containing 1.04 acres located at 127 Sunset Lane, Blythe Township, be conveyed to Anne Rompalo and annexed to adjoining lands of Anne Rompalo, and a lot containing 0.33 of an acre which is improved with a single-family dwelling and the residue containing 16.70 acres remain unimproved with no additional development proposed. The county staff states this tract also needs a UPI number.
The board also reviewed a final subdivision plan submitted to the Saint Clair Planning Commission seeking a variance for an existing two story block building owned by JMAC Realty to conduct a retail or office activity in the building and development of an associated parking lot on Ann Street. The building is vacant. The county staff commented that the residual lot fronting Ann Street must first receive permission from the borough to connect to a borough road.
A plan was submitted to the West Mahanoy Township Planning Commission by Bear Ridge Machine and Fabrication Inc. to construct an industrial machine shop on a tract containing 6.715 acres on Eleanor Avenue in West Mahanoy Township. The county staff comments since an on-lot sewage and water supply systems have been proposed that a sewer planning module be completed and the on-lot water supply comply with regulations made to Department of Environmental Protection (DEP).
Executive Director Susan Smith informed the board that the Department of Conservation and Natural Resources (DCRC) notified the county board that it intends to submit a renewal application to DEP for an National Pollutant Discharge Elimination System (NPDES) permit for the Tuscarora State Park.
Notice was also received by the county planning commission from Forino Company, L.P., that it is applying on behalf of Joseph C. Peters for an NPDES permit for stormwater discharge associated with construction activities. Peters is proposing to develop 8.19 acres located at the intersection of Builtwell Road and SR61 in North Manheim Township. The parcel to be developed is known as Schuylkill Gun Works Land Development Plan.
Notification was received from Alfred Benesch and Company that it is applying on behalf of Little Washington Wastewater Company for a DEP permit for Hidden Forest Phase 2, 3, and 4 Sections of Hidden Forest Subdivision, Eagle Rock Resorts, East Union Township, for lot expansion of the existing planned residential development.
Phase 2 project includes 267 lot expansion, Phase 3 a total of 214 lot expansion, and Phase 4 a total 341 lot expansions. It also is applying for a similar permit for Hidden Forest Phase 1, Eagle Rock Resorts, located in North Union Township, for 73 lot expansion.
The county board was advised by DEP that it has issued an air quality program plan approval permit to BET Associates, IV, LLC, Tamaqua.
