Eagle Rock Resort Company granted extension to complete subdivision
Eagle Rock Resort Company, Hazleton, received 90 day extension to complete its subdivision plans for major projects to develop 175 lots in its subdivisions located in East Union Township and North Union Township, from the Schuylkill County Planning Commission at the commission's monthly meeting held at Wednesday evening at the courthouse in Pottsville.
The biggest project is scheduled for its subdivision in Algonquin Valley in North Union Township for creating 133 lots. It also received 90 days to complete its plan for Phase Six, Eagle Rock Resorts, East Union Township, for 45 lots and for Phase Seven, Eagle Rock Resorts, East Union Township and North Uniion Township for 76 lots. The lots will be for single family residential and multi family residential.
The planning board needs a number of conditions to be completed before final approval. On the Algonquin Valley project the board directed the developer to forward its preliminary plans to the appropriate agencies, show various topgraphies, obtain proper permits from the Pennsylvania Department of Enviromental Protection Agency and note where electric, telephone and other utilities will be overhead. The developer has been seeking a modification from the ordinance requiring underground utilities. The planning commission had granted them a waiver for the modification.
For the Phase Six plan a copy of permits should be submitted to the Schuylkill Conservation Department, a sewage facilities planning module should be prepared, a cost estimate of the improvements and a maintenance bond should be obtained and a development agreement, performance guarantee, maintenance agreement and maintenance guarantee must be submitted to the planning board.
For Phase Seven project a copy of pemits sent to the conservation district, a sewage faciliies planning moduule prepared, a fire hydrant at Creek Side Drive is located at the outfall of a stormwater culvert and clarififaction where rain gardens are going to be installed. A cost estimate for improvements and a maintenance bond should be submitted
The commission gave final approval to two plans. The subdivision plan of Michael E. Zerbe, Robert C. Zebe, Mary Anne Brown, Diana R. Brown and Richard Zerbe to subdivide 63.73 acres in Washington Township into three lots for recreation and timber purposes with no new construction. Daniel and Kathleen Nagle received final approval to subdivide 50.351 acres in Washington Township into one lot for a single family residential.
Review local plans
The commission reviewed a number of subdivision plans submitted to local planning commissions and returned them with no comment for further action. They included Wegmans Food Market Inc., for construction of a warehouse at HIghride Business Park in Cass/Bulter/Foster Townships for its retail service center and North Schuylkill High School stadium football field renovation in Butler Township.
Seek project permits
The commission also reviewed the applications submitted to state agencies for a number of projects and had no comment. New Philadelphia Borough is seeking approval for a grant application to construct improvements to the existing James S. Clark field. R. E. Pierson Construction Company is seeking a permit from DEP (Department of Environmental Protection) for portable non-metallic mineral processing plant and No. Two fuel-fired internal combustion engine at the Middleport Materials located in Blythe Township. Broad Mountain Development Company is seeking a permit to construct a wind farm substation in West Mahanoy Township. Waste Management Company is seeking a permit to construct a fish raceway in Pine Grove Township, West Brunswick Township is seeking a permit for the repairs to the Tunnel Road Bridge. Kreitzer Sanitation Management Inc. is seeking a permit to construct a facility for the storage, servicing and dispatching of sanitation vehicles in West Mahanoy Township and Schuylkill Municipal Authority is seeking permits for Deer Lake Waste Water Treatment Plant upgrade and expansion in West Brunswick Township and Deer Lake Borough.
The planning board reviewed and approved the zoning permits issued by the Schuylkill County Zoning Office in February. The fees collected totaled $3,935 and the estimated cost of construction at $1.9 million. Permits were issued to the following:
